After you have signed a purchase agreement, either your lawyer or your real estate agent should make arrangements to order owner’s title insurance from a licensed title agent. Early in the process, before you buy, you should receive a “commitment” for the issuance of the policy. This is a preliminary report that discloses any adverse conditions and tells you the conditions under which your policy will be issued. When you go to your closing, you should receive the actual owner’s title insurance policy.
